Whats the Issue?
Some properties, particularly flats have been built with appliance flues that cannot be inspected because they are hidden behind walls or ceilings. This makes it very difficult to identify any potential problems – this is a major safety concern. A flue in poor condition, combined with a boiler that is not working properly, could result in danger from carbon monoxide poisoning that may lead to death or serious injury.
As of 1st January 2013 new government legislation dictates that all gas boiler systems with a hidden flue must have inspection hatches fitted to allow engineers to inspect the system and ensure it is safe. Failure to meet this requirement will result in the engineer turning off the boiler (with the consent of the owner or landlord) and advising them not to use it until inspection hatches have been fitted, where possible. If the gas boiler and flue is condemned this does not mean that the system needs to be condemned.
