When heating & hot water systems fail – what happens next?

Following recent conversations with housing providers at several events, one theme has come up consistently – performance matters, but what happens when systems fail matters just as much.

A failure means an unhappy tenant, and then delays and cost in terms of repair, specialist-only servicing and making good of the property. While newer ‘innovative’ solutions may promise performance and something new the reality can be different. We hear from some providers that thermal energy stores/heat batteries leak over time, with the phase change material (gel like) leaking and causing property damage. While products may be offered with long warranties, the failure of the product normally leads to other costs for the provider not covered by the product warranty.

When specifying hot water and heating systems, many providers are now placing greater emphasis on:

  • ease of repair and maintenance
  • availability of engineers
  • simplicity of installation
  • reducing tenant disruption
  • predictable lifecycle costs
